When people decide to buy a home, the first question they usually ask is, “What’s the price of the property?” It’s a fair question—but it’s not the complete one.

The truth is, the amount mentioned in the brochure is rarely the final amount you’ll spend. Many homebuyers save for years to put down a down payment and secure a home loan, believing they’ve planned everything perfectly. Then, after booking the property, they discover unexpected expenses. Registration charges, stamp duty, parking, maintenance deposits, interiors, shifting costs, and several other payments slowly begin to add up. Before they realise it, the budget they worked so hard to create has already been stretched.

One of the biggest surprises is the cost of making the house ready to live in. Even after taking possession, most homes still need wardrobes, kitchen fittings, lights, fans, furniture, appliances, curtains, and sometimes minor repairs. These expenses are easy to overlook while buying, but can make a significant difference to your overall budget.

Many buyers are also surprised by costs that don’t immediately come to mind, such as maintenance deposits, parking charges, loan processing fees, and utility connections. Individually, they may not seem like major expenses, but together they can add up to several lakhs, especially if they weren’t planned for from the beginning.

This single question often gives you a much clearer picture than asking only for the property’s selling price. It encourages you to understand every charge, compare options properly, and avoid unexpected financial pressure later.

Buying a home is one of the biggest financial decisions most people will ever make. A little extra planning today can save a lot of stress tomorrow. The happiest homeowners aren’t necessarily the ones who bought the cheapest property—they’re the ones who understood the complete cost of owning it before they signed the papers.

Many buyers believe that if they are purchasing a ₹1 crore property, they only need to arrange ₹1 crore. In reality, the final cost can be 15–25% higher, depending on the project, city, and property type.
